Essen Hachestraße Grundbesitz GmbH in cooperation with van Wijnen Bau GmbH is developing a hotel with 174 guest rooms on Hachestraße for GhOtel GmbH, the future operator. Construction work started in August 2015 with the installation of a retaining wall towards the railway embankment to permit the use of the construction site. Currently, the shell is under construction with six full floors and two additional staggered floors. Completion is expected for 2016. IQ Real Estate supports the project with financial controlling services during the construction on behalf of the financing Deutsche Genossenschafts-Hypothekenbank AG (DG Hyp).

Directly next to the Franklinbrücke, aurelis Real Estate GmbH & Co.KG is planning the seven-storey office building “La Tête” for aurelis Asset GmbH. This final structure to be erected within Le Quartier Central will offer approx. 20,000 m² of rental area and will complete the development along Toulouser Allee in the Le Quartier Central. IQ Real Estate has been engaged as the project manager for this construction project.

As yet, little can be seen from the outside, but the preparations for the comprehensive renovation, alteration and modernization of the Europäischer Hof Baden-Baden are already in full swing. The building applications will be filed shortly, and before the year is over, the first deconstruction and demolition work in the hotel complex could be started. All in all, the project of altering and refurbishing this 175-year-old traditional hotel that is so closely linked with the spa town will run until mid-2017. Then Baden-Baden will boast an internationally renowned luxury hotel that will combine tradition and modernity on the highest level. The developer, Europäischer Hof Immobilien GmbH & Co. KG, commissioned IQ Real Estate with the management and overall coordination of the project.
